AUSINSPECT provides a
combined Property & Pest Inspection Report.
Late 2011 Ausinspect
altered the approach to provision of building reports.
Ausinspect now
includes featured video in addition to the written report - this has proved to
be a huge success with clients providing positive feedback
Video has given the
opportunity to provide quality advice in addition to detailing observations made
during the inspection, people get to understand a lot more about the building
issues observed and therefore can make more informed decisions, it takes out the
guesswork of what is meant by certain technical terms and proves that areas have
been inspected. Video also gives opportunity to provide ongoing maintenance
recommendations in some circumstances, making the inspection report and video a
valuable reference to revisit again and again when considering periodic
maintenance or alterations etc'.
Communicating the
findings of a building inspection is the most important aspect of the
inspection/report process, a written report with the addition of featured video
gives people a much better understanding, questions related to building matters
inspected has dropped dramatically since the introduction of video.
When considering
ordering inspection/s one needs to realise that it is important to understand
the information provided, Ausinspect has been able to lead the industry in
providing comprehensive reports for 20 years, now with the addition of video it
has added significant value to our already comprehensive reporting.
A fringe benefit of
our new written reports with added video is that the turn around time has
dropped significantly with most inspection reports and videos of inspection
provided with 2 hours of the completion of the inspection in most cases.
- All Ausinspect Property and Pest
inspections are carried out and written by Stephen Koelewyn, Stephen has
available a Thermal Imaging Camera on all inspections.

My aim is to provide our clients with some peace of mind when considering
purchasing a property, we are yet to find a property that is perfect or that
can be fully inspected. However nearly all properties have some appeal to the
purchaser - whether it be cost - location - size - aspect etc', our intent is
to paint a picture in your mind of issues that may or may not be of concern.
Every person has different expectations, limitations and abilities, therefore
each individual will absorb information that has been presented differently,
for some a certain area of concern may be a deterrent while for another it may
be an attractive challenge while for a third it may be a feasible premium to
the purchase cost that can be justified by other overriding attributes of the
given property.

The context of our reports are not intended to be a bargaining tool in the
purchase process, rather a professional opinion that will aid you to make an
informed decision and to some extent provide you with a reality check,
the agents and/or vendors will commonly have had an interest of presenting a
property in it's best light to achieve a premium price, while I look at the
property from a building and pest perspective.
- Ultimately
I aim to provide an informative, easy to read, document
that can also be used for future reference.
- The advantage of the combined Building & Pest Inspection for the
consumer is that we are able to provide the two inspection reports to the
consumer at a generally lower price than if the consumer were to obtain a
Building inspection report and a Pest Inspection report separately. It also has the extra benefit for the vendor and/or vendors representative, that one
inspector is accessing the property to carry out both inspections.
- When I initiate an inspection I have no defined time frame
to carry out our inspection, the time we
spend on site depends on how long it takes to adequately cover all areas of
the property. The time we are on site is commonly about 1.2 hours to 3 hours
duration.

AUSINSPECT
endeavours to
carry out all
inspections in accord of Australian Standards AS-4349 and AS-3600.
- It is not possible to fully comply with all aspects of these Australian
Standards as some sections of the Australian Standards have apparent conflicting
sections, it is therefore only possible to use the Australian Standard as a
guide.
- Australian Standards are important to provide a common platform for the
way we provide services or manufacture products in Australia. It is
therefore important the Australian Standards are used as a guide and that
businesses endeavour to provide a higher quality of service than that
outlined in the given standard.
- The prime purpose of a non-destructive pre-purchase building/property report is to
identify significant defects to the building structure and fabric, that may
affect the clients decision to purchase the property.
- Pre-Purchase building/property inspections are not intended to point out
every small problem or any non visible defects in a building. Most minor or
cosmetic flaws, for example, should be apparent without the aid of a
professional.
- A pre-purchase building/property report should not be confused with an
appraisal, a building code inspection, or any guarantee of any kind, but a
tool to aid the purchaser, to be better prepared and knowledgeable and
therefore have the ability to make an informed decision.

replaces older Thermal Imaging cameras (Early 2008) with the latest
generation Thermal Camera, we now
carry out, where applicable, a thermal scan while performing combined Building
&
Pest Inspections.

Inspections. We are currently insured with Pacific International that is provided to us by
Rapid Solutions Pty Ltd

our reports, pictures are no longer included in reports with video as video is
far more informative then still pictures - we have no known knowledge of
competitors providing a similar format of report.
A report is a useless document if the client is unable to
understand the content of the report, when purchasing a home we endeavour to
give you the information so a layman can understand and make important decisions
accordingly.
Our Non-Destructive Structural Pest Reports have colored
text to highlight areas of particular interest.
Our thermal camera is used while performing inspections and
provides us with a broader view including infrared spectrum.
