    Late 2011 Ausinspect altered the approach to provision of building reports.

    Ausinspect now includes featured video in addition to the written report - this has proved to be a huge success with clients providing positive feedback

    Video has given the opportunity to provide quality advice in addition to detailing observations made during the inspection, people get to understand a lot more about the building issues observed and therefore can make more informed decisions, it takes out the guesswork of what is meant by certain technical terms and proves that areas have been inspected. Video also gives opportunity to provide ongoing maintenance recommendations in some circumstances, making the inspection report and video a valuable reference to revisit again and again when considering periodic maintenance or alterations etc'.

    Communicating the findings of a building inspection is the most important aspect of the inspection/report process, a written report with the addition of featured video gives people a much better understanding, questions related to building matters inspected has dropped dramatically since the introduction of video.

    When considering ordering inspection/s one needs to realise that it is important to understand the information provided, Ausinspect has been able to lead the industry in providing comprehensive reports for 20 years, now with the addition of video it has added significant value to our already comprehensive reporting.

    A fringe benefit of our new written reports with added video is that the turn around time has dropped significantly with most inspection reports and videos of inspection provided with 2 hours of the completion of the inspection in most cases.

  • AUSINSPECT endeavours to carry out all inspections in accord of Australian Standards AS-4349. 
  • It is not possible to fully comply with all aspects of the Australian Standards as some sections of the Australian Standards have conflicting items, it is therefore only possible to use the Australian Standard as a guide. 
  • Australian Standards are important to provide a common platform for the way we provide services or manufacture products in Australia. It is therefore important the Australian Standards are used as a guide and that businesses endeavour to provide a higher quality of service than that outlined in the given standard.

 

  • All Ausinspect Property and Pest inspections are carried out and written by Stephen Koelewyn, Stephen carries a Thermal Imaging Camera for use on all inspections if requested.
 
  • The prime purpose of a visual pre-purchase building/property report is to identify significant defects to the building structure and fabric, that may affect the clients decision to purchase the property.
  • Pre-Purchase building/property inspections are not intended to point out every small problem or any non visible defects in a building. Most minor or cosmetic flaws, for example, should be apparent without the aid of a professional.
  • A pre-purchase building/property report should not be confused with an appraisal, a building code inspection, or any guarantee of any kind, but a tool to aid the purchaser, to be better prepared and knowledgeable and therefore have the ability to make an informed decision.
  • When purchasing a unit within a complex of units it is still prudent to consider having a pre-purchase inspection, relying on strata reports to determine the condition of a unit is important but it does show the known history only, with a pre-purchase inspection the property is assessed for it's current state, unknown faults or matters of concern may become apparent during a pre-purchase inspection of a unit, often this is the only opportunity for a professional eye to have made an assessment of the units interior and immediate exterior in many years. The current trend over the last number of years has been not to have a pre-purchase inspection carried out and to be reliant only on a strata report, purchase of property is not cheap and undertaking due diligence when committing to the purchase of a unit is wise.

 

  • A Building Defects Report is a post construction report to identify builders defects, a written list is prepared and can then be presented to the builder for action to be undertaken. A Building Defect Report will often also identify if the builder is seen to be responsible for any given defect and may identify if the items have been carried out to acceptable industry standards.
  • It is common to have a Building Defects Report carried out after practical completion of building works.
  • It is also common to have a Building Defects Report carried out prior to standard builders warranty periods. The common builders warranty periods are 3 years for non structural defects and 7 years for defects of a structural nature.

 

  • Building Progress Reports are a number of inspections and reports that are carried during the duration of construction.
  • Building Progress Reports are intended to provide the client with independent information regarding the progress of the construction and quality of workmanship at various stages of the construction process.  
  • Building Progress Inspections and Reports are independent of the builder and the certifying inspector/local government authority.
