- Australian Pre-Purchase Inspections endeavours to
carry out all
inspections in accord of Australian Standards AS-4349.
- It is not possible to fully comply with all aspects of the Australian
Standards as some sections of the Australian Standards have conflicting
items, it is therefore only possible to use the Australian Standard as a
guide.
- Australian Standards are important to provide a common platform for the
way we provide services or manufacture products in Australia. It is
therefore important the Australian Standards are used as a guide and that
businesses endeavour to provide a higher quality of service than that
outlined in the given standard.

The prime purpose of a visual pre-purchase building/property report is to
identify significant defects to the building structure and fabric, that may
affect the clients decision to purchase the property.

Pre-Purchase building/property inspections are not intended to point out
every small problem or any non visible defects in a building. Most minor or
cosmetic flaws, for example, should be apparent without the aid of a
professional.
- A pre-purchase building/property report should not be confused with an
appraisal, a building code inspection, or any guarantee of any kind, but a
tool to aid the purchaser, to be better prepared and knowledgeable and
therefore have the ability to make an informed decision.
- A Building Defects Report is a post construction report to identify
builders defects, a written list is prepared and can then be presented to
the builder for action to be undertaken. A Building Defect Report
will often also identify if the builder is seen to be responsible for any
given defect and may identify if the items have been carried out to
acceptable industry standards.
- It is common to have a Building Defects Report
carried out after
practical completion of building works.
- It is also common to have a Building Defects Report carried out
prior to standard builders warranty periods. The common builders warranty
periods are 3 years for non structural defects and 7 years for defects of a
structural nature.
- Building Progress Reports are a number of inspections and reports
that are carried during the duration of construction.
- Building Progress Reports are intended to provide the client with
independent information regarding the progress of the construction and
quality of workmanship at various stages of the construction process.
- Building Progress Inspections and Reports
are independent of
the builder and the certifying inspector/local government authority.
